WGA assisted Powell Industries in the development of a new manufacturing facility and office building to serve as its new headquarters. The office building was a 78,000-square-foot, three-story facility and manufacturing building totaled more than 216,000 SF in area. These buildings feature four depressed loading docks and a nearly 400,000 SF of curb-and-gutter concrete parking areas.
Drainage for the new Powell facility is collected into a network of storm sewer inlets, conveyed via a sub-surface storm sewer pipe system in to the 12.2 AF storm water detention facility. Storm water is released into the municipal storm sewer system via an innovative outfall system that allows the outfall to flow beneath three private pipelines caring volatile material.
Water and sanitary sewer systems were also designed to serve the development but the designs were complicated by the conflict with the same three volatile pipelines. Each utility was carefully crafted to minimize construction costs while also fully protecting the existing pipelines.
