EastGroup Properties contracted WGA in early 2013 to aid them in a road expansion to serve a future master planned industrial business park located in West Harris County MUD 11. The proposed business park will house five office buildings totaling roughly 360,000 SF. This project included a number of complicating elements. Located in the 100-year floodplain, the site would require both a storm water detention and floodplain fill mitigation. WGA designed the storm sewer lift station to serve the site’s detention pond and used extensive dirt modeling in order to minimize the recovered floodplain mitigation. Since the pad sites of the future buildings would need to be raised, excess dirt was used to build up the pad sites and reduce the cost of having to haul dirt offsite.
In addition to extending West Road, the utility lines (water, sanitary, and storm) also needed to be extended to serve the future development sites. The many needs of this development and its specific location required coordinated with multiple agencies including Harris County, the City of Houston, and West Harris County MUD 11 in order to receive the necessary approvals. Despite an aggressive project timeline, WGA completed a cohesive design to serve the expanding business park. Since the expansion of West Road is to be reimbursed by West Harris County MUD 11, WGA’s responsibilities also included preparation of bid documents and selecting a contractor to perform the work.
